6 factors that determine your roofing cost
Understanding these will help you assess whether a quote is fair.

Roof size and pitch

Larger roofs and steeper pitches take longer and require more materials. A steep pitch also increases the risk premium for the roofer.

Material choice

GRP fibreglass costs more than felt but lasts significantly longer. Slate costs more than concrete tiles. Material choice is often the biggest variable in the quote.

Access and scaffolding

Scaffolding can add £300 to £700 to any job. Difficult access, such as a rear extension or terraced house, increases this further.

Condition of existing roof

If the decking or joists are rotten, they will need replacing before the new covering goes on. This is often not visible until the old roof is stripped.

Location

Labour costs are higher in London and the South East than in the North or Midlands. Expect to pay 20 to 40% more in London for the same job.

Time of year

Roofers are busiest in spring and summer. Getting work done in autumn or winter can sometimes mean a lower price and faster availability.
